AATC has its own independent network of title and closing offices throughout the U.S. and Canada. This network is constantly being reviewed and revised based upon service and price.
Our staff attorneys and title searchers can supply a title search on any property within a specific time period set by you or your client.
Each title search and commitment is reviewed thoroughly by an experienced staff member and attorney for accuracy and title defects that would impact marketable title.
Whenever there is a title defect such as a lien or judgment against the transferee’s property, AATC will work closely with the transferee to resolve the issue in a timely manner in order to obtain a clear and marketable title.
AATC can provide the relocation management company and the transferee with a title insurance
policy to protect the corporation’s and the transferee’s interest. We can also provide all the
necessary title insurance endorsements and update the title upon request.
Contract Review
Our experienced legal staff will review the purchase contract and make necessary
recommendations to the transferee. This legal guidance is important in facilitating a purchase
contract in the best interest of the transferee.
As part of the process, AATC will confirm the selling agent commission and the relocation management referral fee amount so the proper amount is collected at the closing.
Our experienced legal staff will review all sale contracts, addenda and disclosures and make
necessary recommendations to the corporate client, the relocation management company or the
transferee. This service is available in both amended sales and resale transactions.

Closing Management Services
AATC offers mortgage payoff payments for those clients and relocation management companies who wish to outsource this service. AATC coordinates the payoff information, sends the check or wire to the mortgage company and obtains the release to be recorded.
AATC assures that the release document is sent for recording in order to discharge the mortgage
lien from the property in a timely manner.
AATC ensures that the local recording for a transferee’s property takes place in a timely manner according to local custom. We can also oversee the recording of mortgages and releases.
Equity Calculations and Funding
- AATC will update mortgage payoff information, property tax information and homeowner association dues in order to calculate the equity for the relocating employee and prepare all necessary equity statements.
- AATC is available for questions and explanation of the equity statement for the transferee and the relocation management company.
- We can work within client’s system or provide these services using our own forms and procedures.
AATC has the ability to offer equity and expense funding for clients or relocation management companies in certain circumstances.

In conjunction with expense management, the tax gross-up service is available. We will work with corporations or relocation management companies on tax reporting requirements and timeframes. A calendar of important due dates will be established to help facilitate the year end payroll verification process and gross-up calculation processing.

We offer relocation closing management, title searching, HUD-1 evaluation and reconciliation, referral fee tracking and collection and equity calculation services for relocation management companies throughout the United States. Our company also offers a Nominee Service for those clients that do not wish to take title to the transferee’s property.
Our subsidiary, RAC Closing Services, LLC, provides a “take title” service for those relocation clients that have the double deed process and who do not wish to take title to the transferee’s property. RAC is authorized to do business in all fifty states.
With the new RESPA laws and regulations in effect, AATC is fully trained and knowledgeable on the new rules. Our staff will analyze the GFE for compliance with local reasonable and customary purchase closing costs and fees and to be sure that the closing takes place as scheduled.
AATC has developed a relocation-experienced network of local title and settlement providers in each state to make certain that a closing takes place promptly and fees are correct. Each HUD-1 is analyzed to ensure accuracy against the GFE, for reasonable and customary purchase closing costs. In addition, AATC confirms the relocation management referral fee amount due.
AATC will work with the transferee’s lender to provide a certified copy of the Final Equity Statement.
